Should You Stage Your Yakima Valley Home Before Listing?

But you may be saying, Mal and Joel, “What is home staging?” We’re glad you asked! Home staging is strategically furnishing your home to allow buyers to connect with it personally and emotionally so that they envision themselves living there.

Why Should You Stage Your Home?

1. First impressions matter

An overwhelming amount of buyers look at online listings before they decide to view the house in person. However, people will line up to see your listing in person when your photos reveal a move-in-ready home with a cohesive look. 

2. Buyers can easily picture themselves living there

When you stage your home, buyers should be able to see themselves living there. Can they imagine having a morning coffee on the deck? Do they see themselves snuggled up on the sofa for a movie night with their kids? Creating a space that feels like home will sell your house. 

Only 10% of people can visualize an empty room furnished and decorated. So if your home has an odd layout, staging gives 90% of buyers an idea of flow and purpose for each space. Otherwise, those awkward empty spaces may lead buyers to question the home, “What do we do with this wasted space?” 

3. Attracts more buyers (the kind you want)

Stage for the buyers you want. For example, if you’re staging a family home and want to attract a family to purchase the home, include a tasteful, neutral kid’s room. However, if you’re staging a 2 bedroom condo in a 55+ community, a staged kid’s room may fall flat. Instead, you should highlight amenities and modern design.

4. Higher Offers

When you stage your home, you’re automatically establishing a higher price point for your home. As a result, you’ll sell faster and for more because buyers feel special and seen in a beautiful home. According to RESA (Real Estate Staging Association), in 2021, 73% of staged homes sold over the asking price! 

Pro Tip: Not all homes need staging but some for sure do. If it’s a vacant home with a funky layout, then we recommend staging, but if it’s an empty home and in a lower price range, then it may be ok to remain unstaged. If it’s a higher-price home and the owners still live there… their decor and furnishings look great, then it’s not needed, and it’s more about decluttering. Consult with your real estate agent for the best recommendation for your home.

Professional or DIY Home Staging?

So the question is, should you hire a professional or stage the home using your current furnishings? The answer is that it depends. Using your own furnishings is just simplifying and moving things into other rooms to make everything flow. 

Although you can stage your home yourself, we prefer that your items are cohesive and match the style of your home. If that isn’t the case, we bring in a professional to bring in to either stage the whole house or just fill in places that need a quick update.
