You’ve decided to buy a home in the Yakima Valley. Exciting! Whether you’re a first-time buyer, downsizing, or upgrading, home buying can be daunting, especially with the crazy buyer’s market of the past few years.
Where do you start? We recommend finding an experienced Realtor who can guide and shoulder most of the process, including understanding all the real estate jargon!
So, before you go back to scouring Zillow for the newest listings, check out these 5 reasons you should work with a realtor and our 4 step process to finding your perfect home…
Buying (or selling) a home comes with LOTS of paperwork, legalities, and deadlines that Realtors specialize in. Unfortunately, navigating these without an expert eye leaves you open to potential scams and disadvantages.
A reliable agent takes time to explain the paperwork, so you know exactly what you’re signing. They also have a seamless process that isn’t cumbersome. On the other hand, if your agent isn’t explaining everything and making the process too complex, this may be a red flag that they may not be serving you well.
Realtors negotiate on your behalf, which can take a massive amount of pressure off of you, especially in potentially awkward situations. They’ve also had years of experience and know tips and tricks to win in multiple offer scenarios.
From crafting a competitive offer to knowing what to ask for after an inspection, you want to work with someone you can trust to know the market and advise you accordingly.
Cost is one of the most common reasons people do not work with a buyer’s agent. The good news is that the seller typically pays the buyer’s agent commissions, so you don’t have to worry about that cost as a buyer.
As your agent, they are subject to the Realtor’s Code of Ethics and professionalism. It’s our job to move in your best interests and is a protection for you as the client.
We take this responsibility seriously. Buying a home (or selling) is one of the most significant investments you may make in your life, and we are genuinely honored to build a trusting relationship with you. Here are 5 reasons why we’re not like your last Realtor.
1. Meet and talk with you to find out what you are looking for.
We also ask if you’ve been pre-approved with a lender because we want you to be ready to make an offer on a home, but we also want you to know where you are with your price range. If you don’t have a lender, we’ll send you recommendations to get pre-approved ASAP.
2. Set up a search that sends you houses.
We set up a search to send you houses that are within your parameters and fit what you are looking for.
3. Start touring homes.
You may find your dream home on the first or the hundredth showing, but we want to use your valuable time wisely. So we won’t send you on a wild goose chase. Instead, it’s a purposeful search.
4. We write up a clean and attractive offer.
We present scenarios and strategies to you so that we can craft an offer you feel confident in, and that is competitive.
5. Assist with the entire buying process.
After the seller accepts your offer, we continue to work with you, ensuring we follow the deadlines, get all the necessary items taken care of, and give advice along the way.
Here’s our process if you’re also selling a home.
Did we mention that we LOVE to help people find their dream homes? For us, nothing beats the client’s smile when we hand them the keys to their new home.
Even if you’re not ready to immediately buy a home, we’d still love to connect with you. We don’t want you to feel any pressure from us, but it’s always good to have a relationship with someone you want to work with because you never know when you might stumble on your dream home.
Let’s connect! Call, text, or email anytime!
Until next time,
Mal & Joel
